When this process is not respected, it is common for problems to arise during construction. For example, last-minute design changes, lack of definition in technical details, or interference between trades working on site. All of this leads to delays and, in many cases, cost overruns.
It is also important because it allows decisions to be made at the right time. It is not the same to choose materials when the project is still on paper as when the structure is already being built. What are the phases of a new-build project?
A new-build project is developed through a series of stages that allow an initial idea to become a completed building. Although they may vary slightly depending on the type of development or the technical team, in general all construction projects follow a fairly similar order.
Plot study and feasibility analysis
In this first stage, the land where the building will be constructed is analysed. Its physical conditions, surroundings, and above all the applicable urban planning regulations are reviewed. It is also assessed whether the project is viable from a technical and economic point of view. This is a key stage because it determines everything that follows.
Definition of the brief (requirements programme)
Here, what is to be built is defined precisely. The type of housing, number of units, approximate surface areas, and the general needs of the project are established. This stage helps to organise the initial ideas and translate them into something more concrete and measurable.
Preliminary design (schematic design)
In the preliminary design stage, the first design ideas begin to take shape. Layouts, volumes, and a general organisation of the building are proposed. This is still a flexible stage where adjustments can be made without major complications. Its main function is to provide an overall vision of the final result.
Basic project design
The basic project defines the architectural solution in greater detail. It includes more precise drawings and a clear definition of the building. This is the document normally used to apply for building permits, so it plays an important role in the process.
Technical design (construction project)
In this stage, all the technical aspects required for construction are developed. Structures, installations, materials, and construction solutions are fully detailed. This is the document directly used by site teams to execute the project as designed.
Permitting and approvals process
Before construction can begin, all administrative approvals must be obtained. In this stage, the project is submitted to the relevant authorities and its approval is awaited. Without these permits, construction cannot start.
Construction contract award
Once everything is approved, the companies responsible for construction are selected. Technical and financial conditions are negotiated, and contracts are formalised. This is an important stage to ensure the project is carried out by the right teams.
Construction phase
This is where construction actually begins. Different trades are coordinated, and work progresses according to the technical project. It is a long phase in which the project gradually becomes reality on site.
Finishing works and snagging phase
At this stage, both interior and exterior works are completed. Finishes are carried out, outstanding details are adjusted, and any execution issues are reviewed. Testing of installations is also carried out to ensure everything works correctly before handover. This is a key phase to ensure the final result meets the planned design and quality standards.
Completion and handover
Once construction is finished, it is checked that everything has been properly executed. Final inspections are carried out, the necessary certificates are obtained, and the building is handed over. At this point, the project transitions from a construction site into a fully usable property.
